Sale of 627,000 sq ft Speke factory launches

Prinovis’ printing facility, located within the Liverpool City Region Freeport, is up for grabs as the firm prepares to vacate the site.

The company announced last year that it was undertaking a managed shutdown of its Liverpool site, located on Dakota Drive, and planned to vacate by the end of this month. 

The firm’s decline came about as a result of dwindling demand and soaring materials prices, the company said last year. 

Prinovis reported losses totalling £12m in the previous two financial years. In 2010, the company recorded sales of £85.5m and filed a pre-tax profit of £17.5m.   

CBRE has now been appointed to find a buyer for the freehold of the 627,000 sq ft factory, which sits on a 50-acre site within Estuary Business Park in Speke. 

The site also benefits from an additional 27 acres of undeveloped land that could accommodate up to 350,000 sq ft of industrial space, subject to planning approval. 

Indicative layouts show how the site could be redeveloped. One proposes the demolition of the exisitig facility and construction of a single shed providing almost 1m sq ft of industrial accommodation.

A second proposal shows how two units would look on the cleared site. These would provide 550,000 sq ft and 388,000 sq ft of space.

A third indicative scheme sees the existing factory retained and 353,000 sq ft of new-build accommodation provided.

Neil Kirkham, senior director at CBRE, said: “Due to the site’s strategic location and exceptional attributes in utilities, CHP, existing accommodation, and huge expansion or redevelopment opportunities, we have already seen a lot of interest, from both manufacturing owner occupiers, developers and investors.”
